Managing your Tenancy

We have two levels of service :

  1. Tenant Find Only: Proceed with appraising your property, preparing for rental, preparing and advertising your property, find your tenant, conclude their referencing, draw up an Assured Shorthold Tenancy Agreement, Inventory and conclude check-in process. The tenant pays the first months rent to FP Property Services, together with the Deposit, which will be forwarded to you, the rent less agreed fees. After this point, the tenant pays the rent directly to you and you are responsible for liaising with the tenant for any maintenance issues and property checks throughout the tenancy.  

    1. Cost of primary letting: £650

    2. Cost of subsequent letting: £300

  2. Our second level of service is a Full Management Service. This includes the Tenant Find Service, plus Collecting and remitting the rent, registering the Deposit with the Tenancy Deposit Scheme (TDS), prepare regular statements, operate rent arrears procedures should rent not be received, contact Landlord and Tenant prior to the end of the tenancy to discuss renewal or termination, arrange check-out reports at the end of the tenancy, arrange repairs and instruct approved contractors, approve contractor invoices, arrange routine visits to the property, negotiate with landlord and tenant any disbursement from the deposit. â€‹

    1. Cost of Primary Letting: £650​

    2. Cost of Subsequent Letting : £300

    3. Cost of contract renewal: £25

    4. Cost of Issue of Section 21 Notice: £25

    5. Ongoing cost of Management: 10% of rental income per month.

    6. If the property requires more than £500 worth of work completing, then we would charge 10% of the cost of works for managing the full works, gaining quotes and instructing tradespeople, overseeing the work and signing off the invoices on your behalf.
